Have We Hit Bottom Yet?

Utah Foundation housing report

This is the really great report on the State and past history on home Pricing appreciations d the declining market in Utah or more importantly for this Blog Salt Lake Home for sale Pricing.   Scott the writer of the report contacted me from my posts on home value and ask if I could help him with the data of sold home over the last 10 or so years.  We got together and extrapolated the data and really got good samples for his evaluation of the data from the MLS.  I was very surprised by the breakdown of the data especially in the well established neighborhoods of the Avenues and Sugarhouse. Take a look at the report and see for yourself by clicking the chart above.

  • 14% on a $500,000 home in South Jordan is $70,000. I have seen more for most homes. I have an active short sale listing in it was a new construction in West Jordan it’s $350,000 purchase in 2007 the best offer is $240,000 so $110,000. Way more then the 12%. We’ll see what the real % are in my next post.
